Comparing April 2008 Brevard County Florida Sales to April 2009

The sale prices of residential properties in Brevard County have fallen. A quick way to illustrate this is to look at the volume sold at several price ranges in April 2008 versus April 2009.


As the prices have fallen it is only natural to see the volume of lower priced homes increase and the volume of higher priced units decrease.

The sales volume in the above table are only for specific price ranges and do not reflect total sales volume.

Tearing Down new construction….

Sitting here in my home office I have the TV on CNBC in the background. I just caught the tail end of a plug for a later segment on builders tearing down new construction.

I will try to catch the story but on the surface that sounds pretty strange – almost as if the government had gotten in the construction business as well.

I hope my ears were failing me!

I caught the remainder of the story and still do not what to think about it. It seems that there are some bank owned properties in Texas and the lender has decided that it is best to tear them down rather than face the fines and liabilities.

I realize that many of these abandoned new construction properties have been vandalized and stripped of items that can be carried away. I realize that many of the properties end up with squatter occupants.

However, it is a really bold step.

Market Activity Ashwood Lakes and Ventana Subdivisions Rockledge Florida

Spring is here and the market activity seems to be picking up in Brevard County, Florida.

The homes for sale on the Ashwood Lakes and Ventana developments in Rockledge, Florida has subsided a bit from the recent past. The prices were very attractive and folks were snapping up the deals.

As of today there are only two properties for sale in Ashwood Lakes and none in the neighboring Ventana development. I mention these together as the developments share the community pool and other facilities.

The two properties active are listed at $159,900 and $164,700 - attractive prices for 2002 built 1800-200 square foot homes!

There are four properties under contract as well. Three of these are short sales so you never know when, or if, they will close soon.
