Besides, if an investor is buying with a tenant already in place part of the work is already done as they just assume landlordship. (I know that is a made up word).
But, as an investor seller, having tenants in place can also work against you like when there are access restrictions or in some case no access at all!
Or when I hear tenants bad-mouth a current owner. I will admit that this one is pretty rare in my experience.
Or when tenants start talking about “all the problems" or the neighbor issues - real or imagined!
