Real Estate and Life Cycles – Nothing Stays the Same Forever.

Life is in constant change – from birth to death. Some periods seem to move slowly while others speed along rapidly. There are challenges along the way and, ultimately, a new life provided one believes in the Promise. 

A house or condo starts out much the same.   Created by someone else, your move into the structure brings it life.  Memories are created while in it and eventually you move on either by relocation or life changes.

Nothing stays the same forever - life or real estate.

All I Do Is Harp About "The Price!"

In real estate, be it residential or commercial, it is all about price. 
The saying that people always throw about is “Location, Location, Location!”

But, the truth - “it is all about price, price, price!”

Several key issues come into play when determining price, such as:
  • Location, 
  • Highest and Best Use of location,
  • Condition,
  • Similar property sales (recent),
  • Competition (supply vs. demand)
Here we have been discussing the price but not the value? The market (buyer) will set the price based on the perceived value.

Not Bank Owned, Not A Short Sale

Still… it is not going to sell!  Why?  Your Price.

Although a house or condo may not be a short sale or REO/Foreclosure property, the price must still be consistent with the competition.

If properties in the same condo complex, subdivision or neighborhood are in similar condition then you have to price competitively.

But I caution you (or at least your real estate agent) see these properties before you establish your price. 

There is nothing wrong with asking your prospective listing real estate agent to show you a couple of the competitors in your immediate area.

If a real estate agent will not spend the time to show you the others, they may not be willing to spend the time marketing your property after you hire them!

Don’t believe the myth that all short sales are in bad condition thus the lower price!

Deferred Maintenance Not Deferred Is Good Maintenance

“Deferred Maintenance” is a term I hear often in real estate circles.  Most often it refers to those items of routine upkeep that have been neglected through the years. 

Quite often it is being quoted by the buyer's real estate agent as they seek to justify their sellers low offer on your house or condo!

As a home owner I urge you to take of the routine matters as they arise.  Schedule the preventive maintenance on the heat and AC system, repair the non-working light switches, make sure the hot water heater is serviced, replace or repair the roof at the first sign of trouble. Whatever needs fixing, fix it!

In the end you will sleep better at night - especially when you get ready to sell your house!

And when you are ready to sell your house, have a pre-listing home inspection conducted and address the issues, if there are any!  And, provide the results and evidence of your preventive maintenance (or repairs) to serious prospective buyers.

They will feel more comfortable about purchasing a home that has been cared for by a seller who has never deferred the maintenance!

Can a Real Estate Agent Show Someone Else’s Property?

I had the title question [Can a Real Estate Agent Show Someone Else’s Property?] put to me last week by someone who had a friend interested in a particular property.

The answer: YES!

I always make a point of explaining that the listing agent (or the builder’s representative in that new construction model home) all represent their client – THE SELLER!

The Zillow Home Value Index continues to show that the geographical extremes within the county, Titusville to the north and Palm Bay to the south, have the least value.  Rockledge (boasted by Viera, I'm sure) seems to be the average.

If Your Home Has Been For Sale For Over 500 Days….Wake Up!

As I was researching a few articles for my blog Florida Homes for Sale I ran across several listings that have been on the market for more than 500 days. 

My advice to these sellers (although I was not asked!)…Give Up! 

The reason I say throw in the towel..not a single price modification yet! 

A house that is on the market for more than several months, even in this market, is either (a) way overpriced, (b) has some latent problem associated with the property itself, or (c) access for showing appointments is restricted by limited hours, owner must be present, no lock box etc. 

In a buyers market it is best to not place any property for sale unless you are serious! 

If you are seriously considering selling your Viera or Suntree home, call me, please!

Know Who Your Real Estate Agent Really Represents

When buying a house one thing you can do to put yourself at a disadvantage is to call the real estate agent or office listed on the sign out front!  

I am not casting character aspersions on any real estate agent or office as I am both a buyer and sellers real estate agent.

Listing agents (and their office) represent  the seller - even if you call them up!  

I always caution the same thing whenever folks are considering new construction properties.  The sales representative in the builder's model home represent the builder first and foremost!

Florida real estate laws prohibit dual agency (i.e. representing both sides to a real estate transaction in a fiduciary capacity).  This is not to say a single agent can not be the transaction agent working "for the transaction."   

The main thing  is to know up front who the real estate agent is looking out for in a fiduciary capacity.

Short Sales and Foreclosure - Help Is Available in Brevard County, Florida

    I have talked with many folks who see the housing crisis, downturn, correction or whatever you call the past several years as a traumatic event.  It has been tough for lots of folks here in Brevard County, Florida. 

    Certainly the loss of housing values coupled with the loss of jobs have put some in difficult times. 

    Some have unfortunately already faced foreclosure.  Some are still in the process. 

    A short sale may be a consideration as an alternative to prevent foreclosure. The HAFA program may be an option for you.  

    Don't just give up...lets see how it can be dealt with most effectively.  Hold your head up as there is no shame in losing a battle.  In the long term you will still win! 

    Behind every housing statistic is a person, a family...with feelings.

    When we give it our best, we need to move on. Sure we learned a lesson or two for the next time..but what is done, is done!

    Its All About Stepping Up When Opportunity Presents

    This probably has little to do with real estate in Florida or anyplace for that matter.  Sometimes life has a way of presenting opportunities from seemingly nowhere!

    It may be bumping into an old friend at age 20 and seeing he has joined the U.S. Navy that leads one to enlist (and stay for twenty years!)
