Since April 1, 2012 there have been eight homes sold in Viera's Heritage Isle 55+ community. Of these, seven closed in April and another on May 1st.
Selling prices for these single family homes range from a low of $163,500 to the highest at $357,500. Of the homes selling only one was a short sale and two others were new construction.
Heritage Isle offers homes priced for most budgets. Of those selling in April, three sold for less than $190,000, another three sold for prices between $200,000 and $235,000, and the largest sold for $357,500 (a 4 bedroom 3 bath private pool on the lake).
As of today, May 7, 2012, there are 21 active listings for single family homes and two listings for patio style/villa homes.
Distressed properties are no longer very common in Heritage Isle. Actually I think short sales and foreclosures have always been the exception in Heritage Isle.
Of the 21 single family homes for sale there are two foreclosures and one short sale. Listing prices for the single family homes range from $162,500 to $349,900. The low price of $162,500 is a short sale and is not indicative of most of the prices of homes for sale in Heritage Isle as there are only three listed below $190,000.
