Use an Expert – The Tuition is Cheaper!

The school of hard knocks is a good teacher, but the tuition is prohibitive.  Those words were left on one of my blogs by Realtor Ken Cole of Staten Island New York.

His words should be taken to heart by any real estate buyer or seller who choses to go it alone and not use a real estate expert when buying or selling a house or condo!

Likewise, when shopping for a mortgage use a local expert - a local mortgage broker or bank. Remember the lender is not “giving" you a mortgage” as you are going to pay.  The question is how much and for how long.

Use a local real estate agent who knows your market if selling in Viera, Suntree or Rockledge, Florida.  If you are a buyer, your reale state agent does not cost you a nickle.

Water Front is not always a Lake or River Front!

I see a lot of homes advertised in Brevard County Florida as water front when in reality they are in front of a pond. Actually a retention pond which is just a drainage pond!

I receive quite a few calls about the good deals on water front homes in Brevard County, Florida. [Don't get me wrong - there are excellent bargains!]

Water front is not always a lake, a river or even a canal.

First Steps: Selling Your House

Many prospective sellers enter the process without a real understanding of the real estate market and process. 

As a real estate agent I always ask a key question (or two) upon that initial phone call regarding listing a property.

• Why are you selling? 
• Is there a mortgage? 
• How much do you owe? 
• When do you want to sell? 
• How much do you want? 
• How familiar are you with the process?

The answers to these simple questions will give us a good basis to get the ball rolling and success.

Negotiate to Deal, Not to Kill!

I keep reading (and writing) about price...  You know the stuff

• price it right price it to sell, 
• price for market, 
• price for location...

While it is true that price is a primary consideration, in the end a contract (signed by buyer and seller) depends on the two parties coming to a "meeting of the minds!  [As a seller your mind may be a bit frazzled by this point so just hang in there!] 

How does this happen? There are several routes. 

First, the offer shows up so perfect you, as a seller, could have written it yourself.  That rarely happens in this buyers market! 

The most likely route is there will be an offer, somewhat in the area of your reasonable target.  In this case it is time to use your real estate agent as your representative and negotiate to deal, not to kill!

A word to buyers:  Your offer can be a deal killer too! A reasonable offer that gets the parties talking in the appropriate direction for any serious buyer!

Buying and selling...two sides of the same coin... requires a bit of give and take (but not taking advantage!).

The Devil is "In the Details!"

A lot of political pundits like to say "the devil is in the details" when they comment on some legislation they oppose.  The same can be said of real estate deals.

"It is the little things that make something successful" is a quote attributed to successful hotelier J. Willard Marriott.  He knew that it was the little things that were key as he grew the Marriott Corporation.

Many times the buyer or seller never realize the behind the scenes issues and hurdles dealt with by their real estate agent.  And, if it has no direct impact on the transaction, why bother them with all the little details?

As long as it does not conflict with fiduciary responsibilities (which are primary), the real estate agent is there to make buying or selling real estate a smooth transaction!
