- Those that make things happen. When working with sellers, have a listing prepared correctly, priced right and sold in a time frame that meets the sellers needs!
- Those that watch things happen. When working with sellers, can identify all the properties that are selling and stands idly by waiting for another sunrise!
- Those who don't know what's happening. When working with sellers, typically place a sign out front, throw a price up that the sellers decide is what they want, and goes on to the next listing appointment. Never hear from them again until they need a listing extension!

Palatka is country living. We spent time on the lake, canoeing, grilled out, and even had a bonfire. It was very peaceful, quiet and slow paced! Very nice for a brief respite!
I returned home last night to Brevard County Florida. Much more populated, located long the Atlantic Ocean.

Negotiate to Deal, Not to Kill!

- price for location...
How does this happen? There are several routes.
First, the offer shows up so perfect you, as a seller, could have written it yourself. That rarely happens in this buyers market!
The most likely route is there will be an offer, somewhat in the area of your reasonable target. In this case it is time to use your real estate agent as your representative and negotiate to deal, not to kill!
A word to buyers: Your offer can be a deal killer too! A reasonable offer that gets the parties talking in the appropriate direction for any serious buyer!

$8,000 FIRST TIME BUYER TAX CREDIT ENDS DECEMBER 1, 2009

The American Recovery and Reinvestment Act of 2009, known to most as the first time home buyer program, is slated to end at midnight on November 30, 2009.
There is some lobbying going on for the program to be extended. But you can never count on the government to do so therefore the time to act is now!
The tax credit is for first-time home buyers only. The IRS says a first-time home buyer is someone who has not owned a principal residence during the three-year period prior to the purchase.
Unlike some previous incentive programs the tax credit does not have to be repaid.
The tax credit is equal to 10 percent of the home’s purchase price up to a maximum of $8,000.

Don’t convert your property to a rental yet
I don’t follow all the stats on rental rates in the Brevard County, Florida real estate market. After all, I work with buyers and sellers of residential property and do not function as a property manager. So, why would I recommend an owner not rent out their property just yet? For a selfish reason – I had a buyer for that condo of yours!
Actually, I am working with a buyer looking for a fair deal in The Ventura at Turtle Creek condo community in Rockledge.
Just when you find the property that you think will work – it is rented!
If you are an owner of a condo in The Ventura at Turtle Creek, have a great view that is not the parking lot, in very nice condition, and ready to sell, please contact me. By the way, there are several on the market at this time but they are overpriced in my opinion!

Be a good real estate customer
Being a good customer....some think any customer is good. In some businesses that may be true.
As a real estate agent working with buyers and sellers in the Viera and Rockledge Florida area, I have a few, although not many, expectations of my customers.
What do I expect of my clients?
- Be honest with yourself. If you are serious, know what you really can afford, what you really need, what you really can live without…
- Be honest with me. Go ahead and tell me how you really feel. When we visit property, if you don’t like it, tell me! If you like it, tell me. If I am not showing you what you want to see, tell me!
- Be honest with your lender. Go ahead and open up about your income and debt status. No surprises means a better chance of closing!
- Be considerate. When you visit someone’s home, don’t touch personal belongings. Like mom said – look but don’t touch!
No, I do not have unreasonable expectations of my customers – only honesty, consideration and respect. Easy!
