I was reading an article this morning about an acquaintance's weight loss goal being in September as his wife has a class reunion. All we do is motivated by something. Doing nothing is even motivated by something!
What motivates a person when selling a house or condo? Circumstances surrounding the sale are not always pleasant as many face job loss, reduced income, or perhaps a death in the family that force a short sale.
Sometimes they are exciting events such as a job change, retirement, moving to a maintenance free community, retiring to Florida for a life of golf!
Selling your house is an emotional roller coaster. When selecting a real estate agent be forthright with them about your position and goals. Choose a real estate agent who understands your circumstances.
In Suntree, Viera, and Rockledge, Florida, call me to discuss how I may assist you with the sale of your house or condo.

Which is For Sale...Your House or Lifestyle?
When you place your Florida house or condo on the market you need to concentrate on selling your house or condo. Why? Because the prospective buyers have already decided on Florida's lifestyle!
Buyers should notneed to be able to "profile" the seller. They should not be able to tell you are a football fanatic by seeing football memorabilia everywhere? A kitchen counter cluttered with appliances and gadgets is obviously the home of a gourmet cook. The counters need to be cleared to show the counter sapce useable!
The garage full of "tools and equipment" Sure a super handyman lives here but you need to have the buyer prospects know how space is available for "their stuff!
Remember you are really selling your house not your lifestyle.
I will concede there are properties where you are selling a lifestyle with the house.
There are other houses in the same neighborhood where buyers can get your lifestyle when they purchase a nearby home - not your home.....prepare and sell your house first!
Interested in selling your Brevard County condo or home? Let me use your lifestyle as a marketing tool and sell your house!

Buyers should not

- In a 55+ community like Heritage Isle in Viera Florida you should be promoting the lifestyle as well as the house.
- Selling your golf course community home such as Baytree in the Suntree area of Melbourne Florida? Then, you are throwing in your lifestyle.
- The same can be said of a place on the Indian River or along Cocoa Beach

If Your Home Has Been For Sale For Over 500 Days….Wake Up!
As I was researching a few articles for my blog Florida Homes for Sale I ran across several listings that have been on the market for more than 500 days.
My advice to these sellers (although I was not asked!)…Give Up!
The reason I say throw in the towel..not a single price modification yet!
A house that is on the market for more than several months, even in this market, is either (a) way overpriced, (b) has some latent problem associated with the property itself, or (c) access for showing appointments is restricted by limited hours, owner must be present, no lock box etc.
In a buyers market it is best to not place any property for sale unless you are serious!
If you are seriously considering selling your Viera or Suntree home, call me, please!
