Old does not equate with less useful, just a different usefulness!

As folks age, we tend to have a changing view of them.  There are some who would rather put the old out to pasture and go forward with the new.  There are many who seek to gain value from the experiences of the past.

I remember years ago while in high school (Palatka South High School), I had a psychology teacher named Dawson, Jonathan Dawson, I believe.  He was one of those young, "hip" teachers of the early 1970s!

He said something in class one day that I still recall some 38or so years later.  Paraphrased a bit it went something like "We can learn something from everyone - even old people - if only just how to survive to be old!" 

So as Christmas and the holidays approach, take the time to learn something from the older ones among us.  For if you and I are lucky, we will both be there one day - sooner than you think!

Christmas Trees and Moving...."God bless you everyone."

I spent this afternoon putting the ornaments on our Christmas tree. Over the years I have always done this with my son's help. He is a little older now - 26 but we still do it when we can get together. But he was out of town today with his wife.

My grandson was supposed to help but apparently the Cartoon Network won the battle for his attention.

The holidays can be stressful. Shopping for gifts, preparing for trips (or for company) and all the other stuff!  And if you are selling you house or moving during the holidays, it is even more challenging.

As I placed every one of those 100+ ornaments on the small tree, I was amazed at how many of them brought back memories.  Like the hand sewn gingerbread man my wife sent me two months after we met 33 years ago. It was displayed on that little tree in sickbay on the USS Canisteo while deployed overseas.  Or, the baby's first Christmas ornament from 1984.  Or, the "It's a Wonderful Life" ornament which reminds me of my favorite Christmas movie - yep black and white!


Every Christmas is a new memory that will be looked back on in future years with a bit of nostalgia.  Make the best of it - life is too short!

To all who stumble upon my little blog, as Tiny Tim stated so eloquently in Charles Dicken's classic, A Christmas Carol, "God bless you everyone."

Home Seller Tip: Pre-Listing Home Inspections - To Do or Not?

Routinely I recommend a home inspection prior to listing any older home -not to save the buyer an inspection but rather to address any unknown issues.

Buyers almost always have an inspection done after they have a house they want to buy under contract.  A home purchase is too big of an expense to save a few hundred dollars not having an inspection conducted

Buyer inspections are critical  and can easily become a deal breaker.   

If your home is more than a few years old there may be some hidden issues.  Some of these issues may be minor and can be taken care of by the owner or may require a service call by an appropriate professional. 

Why not take care of these potential “deal killers” early on?  A clean inspection report can be a plus in the marketing process – especially if your home is an older home.

Even if there are no "deal breakers" sometimes the "little" things may result in the buyer asking for concessions (read that as price cuts) in order to proceed with the deal.

"Hanging and Giving" Does Not Sell Houses in Brevard County Florida

I was speaking with another agent this morning about pricing homes to sell in our market area, specifically the Viera area of Melbourne, Florida.  We both agreed. 

Listing a house for more than the realistic price range is only:
  • Hanging a sign for the agent, and
  • Giving false hope to the seller.
It does not do any good for the seller or the real estate agent.

When you interview your real estate agent in Brevard County and they recommend a listing price, ask them "Is it real or just a place to park a sign?"

Home Buyer Tip: Short Sales that Don’t Appraise…It can Happen.

The Brevard County, Florida real estate market is no different than most others in Florida.  The property values have declined and although the slide is not as pronounced now it still happens.  Many of the homes sold in Brevard County, Florida are short sales and foreclosure properties.

[Just last month there were 99 short sales sold in Brevard County, Florida as well as 163 foreclosures sold in Brevard County.]

Having a distressed property not appraise can create a problem for the seller although most sellers include an addendum regarding the ability to obtain a mortgage in any offer to purchase real estate.  Still, in a declining market the appraisal may come in low simply because the decisions (short sales must be approved by the lender) are taking so long, sometimes several or more months!  What seemed like a good deal may now be a dud!

So now it is either back to the drawing board (new search), attempt to get the lender to reduce the purchase price to the appraisal price, or come up with additional monies if the difference is not significant. This is where an understanding of your goals, the market, and your real desire for "this property" must be evaluated.

There is always a risk when it comes to appraisals whether the purchase is a short sale, standard re-sale or even new construction.  It is the nature of the real estate transaction however the risk in a declining or depressed market is a bit more evident.

Brevard County Florida Real Estate: Luxury Living at Affordable Prices!

It is not the slogan or marketing material that sells a house in any market.  It is the property.

I saw a Brevard County, Florida property this morning where the advertisement said luxury living at affordable prices.

Although I am not a fan of slogans I do believe that statement holds a lot of truth.

After you get past the "cliche-esque" sound you realize it says affordable.  It is not saying cheap or imply below market pricing.

Ultimately the price (and the description) must be consistent with the property.   And that is how you sell your house in a buyer's market!

It Should Not Take AARP Magazine to Tell You...

As a fifty-something I read the AARP Magazine regularly. (Isn't it an American tradition once you reach the big five-oh?)

While reading the money section day I noticed it was about real esate.  As a real estate agent in Brevard County Florida I read the question.  Someone was selling, unsuccessfully, and asked the money columnist how to sell her house.

Her answer sounded like any other real estate agent around here: "First, set a realistic price."

No, You Can Not Pay Me a Finder’s Fee for Finding You a Tenant.....

Sorry, I can’t!

Real Estate Poker…When You Have Drawn a Bad Hand!

This morning I was reading an article and came across a quote by Robert Louis Stevenson.  This quote, “Life is not a matter of holding good cards, but of playing a poor hand well.” reminded me of how some folks are coping with this deflationary, depressed real estate market in Brevard County, Florida.
Some are going through the painful process of short sales.  Some are “choosing” to go through the even more painful process of foreclosure.  Some are changing their plans for the future and opting to live in the same house for who knows how long "until the market bounces back.”  Some are choosing to work with their mortgage lender for a mortgage loan modification in hopes of reducing their monthly payments. 
With the end of the space shuttle program, increasing unemployment in Florida, uncertainties about the future, it will come down to how you play your cards.
If a short sale is a possibility, contact a real estate agent who knows what is involved and has the support too successfully achieve your goals.  [I am not an attorney, tax adviser, CPA or financial planner. Seek appropriate advice from a qualified specialist.]

Regardless of how you choose to play your real estate hand, the first thing you should do is contact your mortgage company.  Get and keep the communication lines open and see if you can get another draw!

Sell Your Viera House the Publix Grocery Store Way....

Because most houses in the Viera area look very similar, you need to take the grocery store approach and treat your house just like a box of cereal!

To sell your house it is:
  • Packaging.  Curb appeal, fresh paint, fresh flowers, inviting appearance, 
  • Presentation.  Once inside it must be clean, uncluttered, and neutral,

How to be a successful buyer or seller in 2010 (or whenever you buy or sell!)

The real estate market in Brevard County, Florida – as well as most other places – has been in a decline for several years.

Decline if you are a seller, that is.

When someone decides to sell their house or condo, the first step is usually to call a local real estate agent in to talk about marketing their property and the “price they will get.”  It is this selling price that is very often much lower than the seller’s preconceived opinion.  This is the awareness part of the equation.

When some decides to buy a house or condo in a place like Viera or Suntree, the first thing they usually do is look on the Internet – for their real estate agent.   After exchanging emails or phone calls they explain what they are looking for in a house or condo.  And then, in many cases, their real estate agent has to apprise them of what is really available in their price range.  This is the awareness part of the equation. 

For either party, buyer or seller, to achieve success in their endeavor, they must accept the reality of the real estate market.  At this point, success is achievable. 

I have worked with many who have had to be to be dragged into the real market while others accepted the change in perspective.

In 2010, and for several years to come, buyers and sellers will need to adjust their preconceived notions about the real estate market!

Selling Your House: Do you choose the Do-it-yourself, Jiffy Lube or Firestone Method?

Selling your house can be approached in a similar manner as getting an oil change.  I am not talking about loosening some bolt, draining the old fluid, and filling with new although in this market that may very well describe the process of debunking old real estate information and providing current market information.

When it comes to an oil change you can choose to either...
  1. Do it yourself under the old shade tree, 
  2. Go very basic with minimal service (Jiffy Lube), or
  3. Choose a full service store  (Firestone)
When choosing to sell your house you may go the way of...
  1. Do it yourself (FSBO).  If you have the skills, go for it knowing if problems arise there is nearby professional help! 
  2. Choose the no-frills route, minimal service such as placing your listing in the MLS system will work but there is more to selling a house.
  3. And most choose a full-service brokerage who has the resources to market and get to the closing table as smoothly as possible.

It is not very often I "surf" my own website.  This morning I spent some time looking over my web site, Moving to Brevard County.

There is some good information on my web site about buying and selling a house, choosing a real estate agent, checklists for moving and much more.

A couple of points that caught my eye. Such as the caution to get your own real estate agent  - not the guy or gal who has their name on the sign out front.  After all, they represent the seller - not you!

It is for the same reason one must not go to the builder model without having a real estate agent accompany them - they represent the builder - not the buyer!

you are not that special…

Our individuality and differing tastes make us different.  Take a stroll in the mall or along the shore at Cocoa Beach, Florida and you will see a wide variety of looks and confirmation that we are definitely different!

It is the same with people selling a house or condo.
No matter how often it is spoken - sellers always think their place is special and so much better than the next guy! 

The reality is your preferences may be extreme nonconformist, nontraditional, or just plain gaudy. 
  • Go with the neutral decor even if you think it is boring! 
  • Go with the traditional exterior paint even though you prefer pink! 
  • Get rid of excess furnishings although in your mind there is no clutter. 
  • Forget the fish fry even though the smell is not a bother to you!
  • Take all those pictures off the fridge. 
  • Clear the counters although you like the easy access to your kitchen stuff! 
  • Open up the blinds although you like the privacy.
  • You may love the dog but buyers may not want the chew toys on the floor and the doggies jumping on them!
You have to compete with the other sellers because you are NOT that special…really!

Heard Myself Saying "I'll take a Double."

Could I have been speaking of a mixed drink?  Nope...no hard liquor for me.  Could it have been one of them latte things at Starbucks?  Doubtful as I am a traditional coffee drinker.

It was just a comment about baseball.  No, I am not a player.  But I have watched and heard enough interviews through the years to know that many professional ballplayers want a homer at every bat but will take double!

Jekyll and Hyde…Nice curb appeal and then

I just saw a new listing in the local Brevard County Florida MLS system that makes me wish for my sunglasses!

I am always harping (such as harsh word) on curb appeal and this place looks looked very attractive until I ventured beyond the front yard.

When you go inside you will find.... Lime Green walls Orange walls, burnt orange walls with red sofa, Yellow walls, Red walls except for one purple wall with red furniture.

When selling your house it is always preferable to treat your interior paint choices like a soccer referee - completely neutral, not leaning to either side of the color spectrum!

I came here 15 years ago for a job. I had been retired from the U.S. Navy about a year and found living in Maryland too cold!  [Disclaimer: Maryland is not that cold, just a Florida native!]

A Comparative Market Analysis (CMA) is not as difficult as accepting the results...

Amazing how many folks want to have a free market analysis which I offer to anyone who calls me, yet are unwilling to accept my analysis results.  I should not be surprised, after all, many go for second and third opinions when they dislike what the doctor reports!

Sometimes getting the answer you want is providing a disservice and not in your best interest.  Perhaps this is the case when a prayer is not answered the way one wishes!

Sometimes it is best to just mail a check I guess….

I am not a “luddite” but sometimes I hate computers! Strange coming from someone who has several blogs, a Facebook, Twitter and Linked-in accounts and more.  But sometimes “they” are in charge and we mere mortals can do nothing. 

Take, for instance, the online system at Florida Power and Light Company.   My wife attempted to make her usual online bill payment earlier this week.  We had changed checking accounts recently and she updated the system.   She entered the payment amount, click and…it went to the old closed account.

frustration The system has an edit button but it was there for looks only.

So the next morning I called the local number ands was told to call my bank.  The FPL clerk did not understand it was a closed account.

Her supervisor advised me that the computer was in charge. In about five days they will get a response from the bank that the account is closed.  Amazing how she knew it would take five days...I wonder if I am not the first...

Further, I could not make a payment from my real account because “the system” does not allow me to pay in advance! 

Sometimes it is best to just mail a check I guess….

FPL's system for assigning a $23 charge for a returned payment certainly works.  I am wondering if  life may not be better in the dark...I mean FPL has lights but they are still in the dark when service is an issue!

High School Reunions Exist to Motivate Weight Loss!

I was reading an article this morning about an acquaintance's weight loss goal being in September as his wife has a class reunion.   All we do is motivated by something.  Doing nothing is even motivated by something!

What motivates a person when selling a house or condo?  Circumstances surrounding the sale are not always pleasant as many face job loss, reduced income, or perhaps a death in the family that force a short sale.

Sometimes they are exciting events such as a job change, retirement,  moving to a maintenance free community, retiring to Florida for a life of golf!

Selling your house is an emotional roller coaster.  When selecting a real estate agent be forthright with them about your position and goals.  Choose a real estate agent who understands your circumstances.

It Really Is Simple...Pricing Your House to Sell!

I read an article last week that discussed the merits of pricing a house too low.  Is there such a thing?  Pricing too high is common and brings obvious results (no buyer interest).

Much has been written about determining the best offering price for your house.  Pricing is determined by the seller's goal (time table, willingness to negotiate, desire to really sell, etc).

So, after all the comparative market analysis is done. After all the discussion of seller costs such as taxes, real estate fees, etc, it comes down to this.

Price at the point to get the buyer you want

What is the price point? Only you, the seller, knows for sure however it is hard to sell unless you stimulate buyer interest!

Why You Need A Realtor Who Has A Blog

What is a blog?  Although not an official definition, I like to think of a blog as a tool that enables one to get exposure – to get a product or service in front of the target audience.

Someone who thinks logically, provides a nice contrast to the real world.   The real estate world has, at times, been illogical. 
When real estate prices were going through the roof and lenders were financing anyone who could fog a mirror, the logical had vanished!
In real estate the logical “someone” may just be the seller of a house.  Or, it could be the real estate agent they have hired to sell their house or condo.
In a perfect real estate world it would be both - an ideal match.
When you get ready to place your house on the market it is time for the emotions to be placed on a back burner. Logic will prevail as long as you keep focused on the process.  After all, you are selling a brick and mortar structure – not your memories which last forever!

There are Three Kinds of People When it Comes to Real Estate Agents

In my humble opinion, real estate agents can be categorized as:
  1. Those that make things happen. When working with sellers, have a listing prepared correctly, priced right and sold in a time frame that meets the sellers needs!
  2. Those that watch things happen.  When working with sellers, can identify all the properties that are selling and stands idly by waiting for another sunrise!
  3. Those who don't know what's happening.  When working with sellers, typically place a sign out front, throw a price up that the sellers decide is what they want, and goes on to the next listing appointment. Never hear from them again until they need a listing extension!

Which is For Sale...Your House or Lifestyle?

When you place your Florida house or condo on the market you need to concentrate on selling your house or condo. Why?  Because the prospective buyers have already decided on Florida's lifestyle! 

Buyers should not need to be able to "profile" the seller.  They should not be able to tell you are a  football fanatic by seeing football memorabilia everywhere?  A kitchen counter cluttered with appliances and gadgets is obviously the home of a gourmet cook.  The counters need to be cleared to show the counter sapce useable!

The garage full of "tools and equipment"  Sure a super handyman lives here but you need to have the buyer prospects know how space is available for "their stuff!

Remember you are really selling your house not your lifestyle.

I will concede there are properties where you are selling a lifestyle with the house.
  • In a 55+ community like Heritage Isle in Viera Florida you should be promoting the lifestyle as well as the house.
  • Selling your golf course community home such as Baytree in the Suntree area of Melbourne Florida?  Then, you are throwing in your lifestyle. 
  • The same can be said of a place on the Indian River or along Cocoa Beach
Location, amenities and area all support the marketing of your house.

There are other houses in the same neighborhood  where buyers can get your lifestyle when they purchase a nearby home - not your home.....prepare and sell your house first!

Behind Every Foreclosure or Short Sale....

…is a person, a family, a set of circumstances – not  just a brick and mortar house or condo!

Life is not fair. Life is not easy. People lose jobs. People lose loved ones. Families break up. People sometimes make bad choices.

And sometimes these result in having to sell their house or condo as a short sale. Sometimes these circumstances result in losing a house to the foreclosure process.

Fear and Faith: Two Sides of the Same Coin

I was thumbing through some magazine and an article caught my eye – actually a sentence that said something  "fear is believing in the unseen" as well as "faith is believing in something unseen."

How does fear and faith relate to real estate? Every transaction, be it a short sale or a regular standard sale or the act of shopping for a new house or condo involves both.

Regardless of the role one plays, there can be fear or faith. I have seen them both, however...

HOAs - You Either Love'em or Hate'em!

I heard some lady call in to a morning talk show this week and express her position that the housing market went down hill because code enforcement is so popular.

Not sure of the reasoning here but it probably is somewhere along the lines of "1+1 should equal 3 if I want it to be so!"

I heard another caller this morning complaining about all the rules and how an owner should have the ability to whatever they desire to “their house!”

There are areas in Brevard County where you do have such freedom – within reason.

Two of the most popular areas Viera and Suntree, both planned unit developments in central Brevard County, have rules that limit things like house color, trucks in driveway, parking on the streets, etc. Each individual must judge the merits of associations and decide whether they can live within such restriction.

It is something you have to accept to purchase in these areas.  

I do realize that some developments have more stringent rules than others and differing enforcement efforts. If you are looking for a home in an area with no association rules, let me know. There are plenty of them.

The Four Step Method to Selling Your House

W. Edwards Deming proposed in the 1950s that business processes should be analyzed and measured to look for variations that cause you to not meet the customer requirements.

Selling your house or condo is a business process. It should be treated as a business process - not a social event. Your real estate agent (working in concert with you, the seller) should use a similar approach.

Dr. Deming used a PDCA cycle - Plan, Do, Check and Act.  Marketing your house or condo involves steps that follow the approach.
  • Plan.  Selling your house or condo is not a whimsical decision.
  • Do. Interviewing a real estate agent. Signing the listing agreement. Making your property available.
  • Check. Get feedback. How many people are looking at your house? What are they saying. Where are the leads coming from?
  • Act.  Revise when necessary. Modify the marking plan. Check for results.
Selling your house or condo is a business process. Treat it as such.
