A Real Estate Seller’s Prayer…

100_4337 Now I lay me down to sleep, I pray these short sales be ….gone!

I was reviewing the listings in a subdivision down the street from my office in Rockledge, Florida. The subdivision is called Phillips Landing and it is primarily homes built after 2004.

100_4338 In fact, there is new construction continuing and lots of wide open water front lots remaining.

I remember a few years ago when many of the homes were selling in the $300,000s. The times have changed!

100_4343 As of today there are 11 active listings with 8 of these short sales! The short sale prices range from $137,900 to $239,900.

And the three active listings…all new construction by the developer.

But things are moving along as 3 of the 4 homes under contract this month are short sales!

Be a good real estate customer

Being a good customer....some think any customer is good. In some businesses that may be true.

As a real estate agent working with buyers and sellers in the Viera and Rockledge Florida area, I have a few, although not many, expectations of my customers.

What do I expect of my clients?

  • Be honest with yourself. If you are serious, know what you really can afford, what you really need, what you really can live without…
  • Be honest with me. Go ahead and tell me how you really feel. When we visit property, if you don’t like it, tell me! If you like it, tell me. If I am not showing you what you want to see, tell me!
  • Be honest with your lender. Go ahead and open up about your income and debt status. No surprises means a better chance of closing!
  • Be considerate. When you visit someone’s home, don’t touch personal belongings. Like mom said – look but don’t touch!

No, I do not have unreasonable expectations of my customers – only honesty, consideration and respect. Easy!

Market Report – The Ventura at Turtle Creek

As of today(March 20, 2009), there are 4 active listings in the Rockledge, Florida condo complex “The Ventura at Turtle Creek.”

All 4 active listings are 3 bedroom 2 bath units with 1247 square feet under air. The price range for these runs from a low of $124,000 to a high of $199,000. These units were all built from 2006 to 2007. [There is a short sale priced at $140,000.]

There are 2 units under contract. Both units are 1,412 square feet under air and were listed for $115,000 and $120,000. It will be interesting to see what these end up selling for as they are both short sales.

If you allow your circumstances to control you,

The title of this post came from a Facebook posting by the Joel Osteen Ministry. It got me to thinking about how many people are wondering about how they will handle the escalating portage payment.

Perhaps it was one of those adjustable rate mortgages that started with a “teaser rate” and now the adjustment has placed you in a desperate looking situation. Regardless of the cause, don’t let the circumstance control you as there are options.

Options, such as:

  • Call your lender. Speak with the loss mitigation department about a loan modification or forbearance or something.
  • Insider a short sale. If you are in a situation where you will never be able to afford your home, a short sale may be something to look into.

A short sale is a situation where the selling price of a property will be less than the mortgage owed and will require lender approval of a sales contract.

The short sale process can be cumbersome but with the right team working with you, it can go smoothly.

Buyers are stirring....

Over the past week I have had more buyer inquires than in the previous several months combined!

Is this the spring thaw or what?

I believe it is the result of several different factors. Such as

  • Folks who have seen the prices become so attractive!
  • Perhaps it is a response (for some, anyway) to President Obama’s first time home buyer credit incentive.
  • It is a because some have visited and seen what Heritage Isle and the other 55+ communities in the central Brevard County area have to offer.
  • Finally, perhaps it is a response to interest rates that are quite attractive.
Regardless of the reason, it is good news for the market.
