How to (not) sell a home in Viera, Florida


In baseball it is the rule - three strikes and you're out.  In selling your home you don't need to have three strikes to be put "out" of the competition!

It is really a significant challenge when there are multiple strikes against you when trying to sell your Viera home.

I saw a new listing today where in the "secret" real estate agent comments on the short sale listing it said...
  1. No lock box.  Basically this means someone must be present to let you in when buyers want to see the home.  The reality is prospective buyers usually have a schedule and in this market "your schedule" is not "their schedule."  
  2. No sign.  While the reality is about 80+% of buyers find their home on the Internet today buyers still ride around neighborhoods to see what is for sale.  Why would you want to not bring attention to your home for sale in Viera?
  3. Tenant Occupied.   Tenants can be really cooperative or not.  Tenants can make or break a deal based on their comments to buyer prospects.  Tenants can be a hindrance by not maintaining a property is "show condition."
  4. MUST have 48 hour notice to show.  I think even a 24 hour notice is a roadblock but 48 hours?  You don't really want to sell, do you?
This is not a list of all the possible strikes against a seller but four key ones I noticed in one listing.  Taken all together it will be an uphill battle to sell this property!
